Ashley Flott, CEO & Broker-In-ChargeAshley Flott is the founder and managing broker of The CREEA Group, a boutique commercial real estate advisory and brokerage firm based in Columbia, South Carolina. With more than 13 years of experience spanning acquisitions, investment sales, leasing, portfolio management, development and advisory, she assists business owners, investors, and developers throughout the Southeast region. Entering the World of Commercial Real Estate Brokerage
I was initially drawn to real estate because of the combination of business, strategy, and relationship-building. Over time, I realized the work extended far beyond transactions. Commercial real estate impacts how businesses grow, how investors build long-term wealth and how communities evolve.
As my experience grew, my approach to client service became much more advisory-focused. Today, I spend more time helping clients evaluate risk, understand market timing and make disciplined long-term decisions rather than simply facilitating deals.
Challenges Facing Buyers, Sellers and Investors
One of the biggest challenges today is navigating uncertainty. Interest rate volatility, tighter lending conditions, rising operating costs and shifting consumer behavior have created a market where decision-making requires greater analysis and patience. Buyers are being more selective, sellers are adjusting expectations, and investors are placing increased emphasis on cash flow, fundamentals, and operational stability.
The market is still active, but it is rewarding disciplined underwriting and strategic thinking more than aggressive speculation.
Navigating Market Insights, Relationship-Building and Real Estate Negotiations
Successful brokerage requires balancing analytics and emotional intelligence. Market data and financial analysis are critical, but understanding a client’s long-term goals and concerns is equally important.
I approach negotiations by focusing on transparency, preparation, and alignment between all parties whenever possible. Strong relationships often create smoother transactions because clients value trust and communication just as much as pricing and terms.
The Future of Real Estate Brokerage Amid Evolving Client Expectations
Clients today expect brokers to function more like strategic advisors than traditional salespeople. There is a greater demand for market intelligence, financial fluency and proactive communication. Technology and access to data have also changed expectations significantly. Clients are more informed than ever, which means brokers must provide deeper insight and context rather than simply access to listings or opportunities.
Acing Brokerage in the Real Estate Industry
My biggest advice is to focus on credibility, consistency and long-term relationship-building rather than chasing quick wins.
Real estate is a relationship business built on trust and reputation over time. It is also important to develop strong financial and analytical skills because clients increasingly expect brokers to understand investments, market cycles, and business strategy.
Most importantly, remain adaptable. The market constantly changes, and the professionals who succeed long-term are the ones willing to evolve with it while continuing to provide value to their clients.
